Planning and zoning commission reviews plat, considers energy code

GENTRY -- The Gentry Planning and Zoning Commission reviewed a plat for the Sunset Ridge subdivision and voted to recommend adoption of the 2014 Arkansas Energy Code at its June 21 regular meeting.

After reviewing a plat map for the Sunset Ridge subdivision, on the east side of Gentry, south of Arkansas Highway 12, the commission went through the checklist but could not accept a final plat until streets are complete -- work which is currently underway. Questions were asked about the open space designations in the plat and a suggestion was made that some study be done and consideration be given to making certain streets oneway within the subdivision.

The commission is recommending that the council adopt the 2014 Arkansas Energy Code at its next meeting. The Arkansas Department of Environmental Quality requested the city update its official energy code from the 2011 code to the 2014 code to enable ADEQ to be in conformity with federal requirements. Changes in the code were considered to be minor.

The commission also continued its discussion of rezoning newly annexed lands from A1 (agricultural) to other zones which better match the current land use. It was suggested that a portion of land along Pioneer Lane, just east of the intersection of Marion Lee Road, be zoned R4 to allow for the placement of mobile homes and manufactured homes there but that land along Dawn Hill East Road be zoned R2.

A new mapping system for zoning purposes is being completed for the city by the Benton County Planning Commission, according to materials presented by Mark Smithson, the city's code enforcement officer. He said the maps, when complete, would be made available for viewing on the city website.
